A DSCR loan is underwriting built around the rental property’s ability to support its housing payment. DSCR stands for debt service coverage ratio. In its simplest form, the calculation is monthly market rent divided by the proposed monthly principal, interest, taxes, insurance, and association dues when applicable.

For reference, Freddie Mac’s Primary Mortgage Market Survey is a useful benchmark for weekly conventional-rate direction, but a DSCR quote is not the same product as its owner-occupied survey average. DSCR pricing can change with credit score, DSCR ratio, loan size, property type, prepayment terms, and reserve strength. A broker should price the actual scenario rather than make a rental decision from a national average.

Costs, reserves, and credit can change the answer

DSCR programs are non-QM products, so their own loan-size rules apply, but the conventional market still influences investor options and pricing conversations.

A soft credit pull lets you price before committing

It is not a promise of approval, and final underwriting may require a full credit report, appraisal, and document review.
